After almost three decades in real estate and more than a decade representing buyers, I’ve learnt something that surprises most people.
The problem usually isn’t that the right property doesn’t exist.It’s that the way you’re searching is making it almost impossible to find it. When buyers ask me, “Wendy, how do we finally end this house-hunting saga?” my answer is almost always the same.

Most buyers assume that realestate.com.au and Domain are the market. They’re not. Some of the best properties never make it online. They’re quietly offered to trusted buyers’ agents, existing databases or qualified buyers before the public even knows they exist. These off-market and pre-market opportunities often represent some of the highest-quality homes because the owners value privacy, discretion or simply don’t need a full marketing campaign.
If you’re only looking at public listings, you’re competing for what’s left.In property, access matters. The buyers with the strongest networks often see the best opportunities first.
