BRIEF: Interstate Relocation

RESULT: $150K Under Budget

  • We made the decision to move from Sydney to Brisbane to be closer to family now that we had started a family of our own.  Sydney was great and we lived in an area close to the water and with plenty of nightlife and shops close by – we wanted to find something as close as possible to the lifestyle that we had there.  

    We’d had a number of flights to Brisbane as a family to check out properties a number of times.  We even divided and conquered with only one of us traveling to see 7-8 properties in a single day.  We didn’t quite know the exact suburb that we wanted to be, so this made the hunt a bit more difficult. Going from one side of Brisbane to the other for opens on a Saturday really isn’t practical – we found out the hard way.  

    One night, we decided that we cannot keep doing the back and forth when a new property was listed, only to see it in the flesh and realise that it did not match the photos (….what a surprise…).

    So, we decided that we needed a buyers agent.  

    I’d had some experience with buyer agents in Sydney, so I was wary of some of their games as well – they say they work for the buyer, but take kick-backs from the selling agent for introducing you (the buyer) to the sales agent and “negotiate” on your behalf, all for a modest sum of 20% of the sales agents’ commission. So, Mr. Google to the rescue.

    This of course followed by a phone call at a scheduled time with her – no just calling out of the blue, she is the ultimate professional.  This was a two way interview – I wanted to know if she was right for us, and she wanted to make sure that we knew what we wanted and were ready to go.  

    After that call, we felt it was a match made in heaven, as they say.  

    It took us quite a while to buy something, probably about 8 months.  Wendy was by our side the entire time.  Late night calls, early morning text messages, errands run on our behalf; she was next level!

    She saved us money in more ways than you’d expect and her contacts are incredible.  One way that stands out that she saved us is doing her due diligence on a property that had character overlay and she brought in a town planner to determine if we could undertake significant renovations for a reasonable amount.

    We did not buy that property as there was too much risk with council restrictions on the renovation and the cost of the renovation would have been double our budget. In this instance, we estimate that Wendy saved us at least $500k.   

    We continued our search with Wendy leading the charge, helping us to open our eyes to different parts on Brisbane and getting us inspections into homes that sales agents had no clue the property was for sale.   

    As mentioned, we wanted to be walking distance to the water without our house flooding, walking distance to shops and not under a flight path.  We didn’t make it easy for Wendy, and she stayed to course with great resolute!

    In February 2023, Wendy bid at auction for us and secured our dream home – one that only a few months prior we thought there was no way we could afford.  She did a great job and held her ground in the process.
