BUYING A HOME

The house-hunting journey often stirs a mix of emotions. As your advocate, I’m here to level the ups and downs and give you the clarity needed to make good buying decisions that lead to your perfect home. Read on to learn how I manage the buying process so it’s seamless and stress-free for my clients.
Our journey together will look something like this.

Together, we will discuss your specific property requirements and create a written Buyer Brief – a short description of your perfect home — what it will feature and where it will be located. Your Brief will act as our roadmap throughout the house-hunt.

I co-ordinate the groundwork and short-list homes that match your Brief. Alerts are set up to all key real estate portals and my local networks are contacted. If your Brief is especially specific, I may target certain homes directly. Each week, I share an update on my search results so you’re in the loop.

I shortlist suitable homes and personally inspect each property that is considered for purchase. Photos and videos are forwarded to you via our group-chat so you can view the (un-photoshopped) property at your leisure.

When we find a home that could be The One, I prepare a full due diligence report, along with a comprehensive market analysis that identifies the property’s potential worth. The report identifies potential red flags and all the information you need to make a Go or No-Go decision.

Whether at Auction or under private treaty conditions, I represent your best interests in all negotiations. The focus is to strategically secure the property for the least amount possible and on terms that best suit you.

I co-ordinate all additional due diligence and property inspections where necessary. I connect you with my local network of inspectors so you have the best in the business overseeing the property.

I assist in the preparation of your Purchase Contract and legal documents required to formalise the purchase. I oversee the settlement period alongside your nominated legal representative to ensure a smooth transition to settlement.

At settlement, I conduct an on-site pre-settlement inspection. I coordinate with your legal and finance teams to ensure the exchange process is seamless. I organise key collection, connection of essential services and engage cleaners, maintenance contractors and various trades to ensure your new home is move-in ready.

We celebrate with a glass of champagne when you’ve moved in to your new home and our journey together has come to an end.
